Throughout the history of building and house sales there has always been the traditional busy and slow periods of the year.
- October and November would go steady as the evenings got darker and viewings slowed.
- December saw the lead up to Christmas as people were buying gifts so minds were elsewhere.
- January was slow as people recovered from the Christmas period
- February & March saw a pick up as days became brighter and longer.
- April slowed due to Waster holidays.
- May to July was busy with the gardens in bloom.
- August was slow as all the solicitors and builders went on holidays.
- October & November
This as all changed now, barring August when solicitors and builders still make our lives miserable, and this is due to purchasers only having a certain period on their mortgage approval. With 12 months their limit before they have resubmit all their documents, purchasers are on the hunt all year round.
September however is a special month and here is my opinion as to why.
Step One. The kids are back to school and the house is empty for the first time in 3 months. You look around and you think ‘where do I put all this stuff?’ This is the first step on the road to SeptemberISM.
Next step is browsing. the kids are exhausted from school and actually using their brains so they are in bed earlier meaning you can browse more online looking at properties.
Step three is the commuting. Busier roads means more yelling at drivers and more reasons to question why you are not living closer to the places you need to be on a daily basis.
Step four is the weather. You may not have a big enough garden and want to upsize but regardless of size, there is no better time to get that photo done. We have so many people who shoot their garden now so that they have brighter and better photos done for when they are finally ready to advertise. November may see the warmer clothes come from the attic but trust us this month is not a good look for your garden.
The final step is Christmas. Most people at this stage know that if you are to market your property now and go sale agreed within a week or two (we can do that) then you are looking at 8-12 weeks before your property closes. This means the same on the other side should you be purchasing. Get your fingers and toes out and count the weeks to Christmas and then take in the 2 weeks before when our fiends the solicitors knock off again!! This is the main draw for September sales. Getting in for Christmas. Having the tree up in your new home.
