What do Estate Agents do?
A lot of landlords ask what exactly Estate Agents do for them and why they should pay a fee each month for a stranger to look after their property.

What does the property manager offer?
Your property manager is assigned to you and your properties to ensure any maintenance issues that have been reported are seen to within a timely manner. All issues will be passed through your property manager and you will not be contacted unless absolutely necessary. A ‘price cap’ is out on all jobs, if this exceeds the amount, your property manager will be sure to contact you with a detailed description of the issue and more than one quote on request. Our property manager is available on the phone or in the office Monday-Friday and on email Saturday and Sunday.
What happens if there is an emergency?
We offer a 24-hour line for emergencies, all emergencies are outlined to tenants and any issues that are not considered emergencies, come with a charge. Our contractors are on call 24 hours a day. Once the issue has been dealt with, providing it is not over the price cap, you will be notified via email with a detailed description and what was done to rectify the problem and by what contractor.
How do I pay for these maintenance issues?
You have two choices when it comes to payment, you can pay the contractor directly, all of which are VAT registered, qualified and insured. Or you can have the payment come out of the rent once it has been paid by the tenant, if it exceeds the rent, it will follow on to the next month.
What if I want to claim back tax at the end of the year?
We will send you your monthly statement at the end of every month that will include any payments made using the rent, this then can be used at the end of the tax year. If you should have any queries regarding payments or remittance, you can direct them at Aoife, our finance manager.
Who will maintain the common areas/gardens?
We offer a top class cleaning and grounds maintenance service for the common areas/gardens. The grounds maintenance and cleaning can be carried out on a weekly/monthly/yearly basis. A checklist is provided and spot checks by your property manager will also be done in order make sure the areas are kept well.
How will I know the property has been inspected?
The property is inspected quarterly for the first year and every 6 months once the 1st year has passed. Each and every time the property is inspected; your property manager will send an inspection report via email. Any pressing issues will be highlighted to you.
What happens if my tenant stops paying rent?
If your tenant misses a payment, they will be sent a 14-day notice to pay all arrears, if after the 14 days the rent has not been paid, a 28-day notice of eviction is issued to the tenant. We will follow all RTB guidelines thereafter and keep you in the loop throughout unless instructed otherwise.
