    Finding Tenants for your rental property:

    • Offer you a valuation on your property in adherence to regulations such as Rent Pressure Zoning and local comparisons. We do not charge for this service.
    • Meet the owner at the property to view and answer any queries
    • Once the property is ready to go to market, we take a virtual viewing and photos
    • Check through existing database of clients searching for a property
    • Liase with our corporate clients contacts
    • Advertise on our website, all of our social media platforms and relevant property platforms such as Daft.ie
    • Hold viewings and screen potential tenants. We request Excellent Landlord and Employer references, proof of 3 months rental payment such as bank statements and payslips.
    • Give owner a selection of the best tenants that we would recommend
    • Check all references with personal phone calls
    • Sign tenant information sheet from tenant
    • Produce and sign 12 month lease
    • Complete move in with inventory and transferring of utilities into tenant’s name

    It is important to note that Colbert & Co do not charge an advertising fee or charge for photos or video tour. Our fee covers: leases, all paperwork, viewings, mileage, advertising, phone calls

     

    Colbert & Co do not charge a finder’s fee or first month fee when placing a tenant for a clients for a Management Property unlike other Agents.

    Property Management:

    In addition to the above, we can also manage your property.

    • Inspection of your property every 3 months with report sent to Landlord
    • Monthly monitoring of rental income with monthly statement to Landlord
    • Contact with tenants. All queries and issues are recorded in writing and Landlord is informed
    • Register your tenant with the RTB on move in
    • Deal with any conflict with the tenant and minimise and input with the RTB or Threshold
    • Provide quotes for any maintenance work that may be required
    • Complete any urgent maintenance work such as leaks immediately. We have teams of experienced and insured, registered contractors (see Property Maintanance)
    • Answer any queries the Landlord may have during the tenancy and inform the Landlord on any obligations or notifications required.
    • Carry out final inspection on move out and deal with refund of security deposit with any deductions should this be required.

    Colbert & Co offer a 24 hour emergency call out line to tenants. We have many years dealing with difficult situations and wish to ensure the smooth running of your property with no conflict.

     

    Fee for Property Management: 10% per month which are tax deductible.
